The request for a key decision reference in compliance with the Council’s Democratic Regulation for any services or works over £500,000 to be notified as a key decision.
This is to support the extension of contract to the Council’s existing Electrical and Mechanical PMI contract to AJS Ltd Electrical for a second term of 36 months from 1st April 2022 to 31st March 2025 for the delivery of key service in ensuring safety of residents and compliance with legislation and Council’s policy.
In line with the award of contract approved by Cabinet on the 20th of October 2016 (Ref: 1176/16-17) in which contract was awarded for initial 5 years with extension options for additional 9 years at (5+3+3+1+1+1), to date AJS Ltd have successfully delivered the first term of the contract.
The scope of works comprises of planned/cyclical/ad-hoc electrical-based maintenance and improvements to housing education and social care buildings. The workstreams include:

- Electrical test and inspection (communal/domestic)
- Replacement/New Emergency Lighting
- Replacement/New Door Entry Systems
- Replacement/New Warden Alarms
- Lateral Mains
- Automatic opening vents
- Dry Risers
- Disabled Adaptations
- Emergency lighting
- Lightning conductors
- Fire Alarms
- Smoke Detectors
- Firefighting equipment
- Warden Alarms
In order to support the Council’s landlord responsibilities, and enable the Council to continue to meet its statutory obligations over the next three years, and deliver priority planned maintenance and improvement works to its housing assets.
